We undertake topographical surveys, environmental reviews, and assessment of existing structures (if applicable).
We then translate your qualitative aspirations and results from the site visit into measurable, costed, and regulatory-compliant quantitative requirements, ensuring the Design-Build process starts with absolute clarity.
We provide conceptual designs (Schematic Design) which includes initial sketches, floor plans, massing studies, and material concepts to establish the look and function.
We then refine the design with input from engineers (structural, mechanical, electrical). Key features, materials, and systems are specified.
We then provide the construction documents. Detailed architectural drawings, technical specifications, and final engineering plans (ready for construction).
We manage the submission and approval of all necessary documents, including planning applications and Building Control approvals.
We can source and select specialist subcontractors and suppliers (the ‘build’ team)
We manage all on-site activities, ensuring the build adheres to the approved design, schedule, and quality standards.
We inspect and monitor to verify compliance with specifications and codes.
We provide you with regular updates on budget, schedule, and progress.
We manage the commissioning of all building systems (HVAC, electrical, security). They are tested and verified to ensure they operate correctly and meet the design intent.
We manage the regulatory inspections and ensure a Certificate of Completion or Occupancy is issued.
We manage the handover: The completed building, along with all manuals, warranties, and training for operating the systems, is formally handed over to the client.
We ensure the final contract documentation is completed, and any remaining minor defects (snagging) are addressed.
